Santa Barbara Real Estate’s area of Montecito Real Estate for Home Estate/PUDs there were 20 sales from March 11 to April 11 ‘15 with a median sold price of $2,475,000 and an average sold price of $3,678,300. Last year there were 22 sales with a median sold price of $2,500,000 and an average sold price of $2,992,636. During that same time period there have been 20 opened escrows with a median list price of $3,097,500 and last year there were 24 escrows opened with a median list price of $2,397,500.

For the Santa Barbara Real Estate an area of Carpinteria Real Estate/Summerland Real Estate for Home Estates and PUDs for the 30 day period from March 11 to April 11 ‘15 there were 8 sales this year compared to 9 last year and the median sales price was down on those 8 this year to $742,625 and last year the median sales price on the 9 was $860,000. The average sales price was down from $1,442,666 last year to $895,031 this year.

For the Santa Barbara Real Estate area of Goleta Real Estate North for the first 3 months of ’15 there have been 39 sales this year compared to 35 last year and the median sales price has gone up from $770,000 last year to $850,000 this year. The average sales price has also gone up from $922,261 last year to $972,248 this year. The numbers of escrows went from 53 in ’14 with a median list price of $789,000 to 56 this year with a median list price of $949,000.

For the Santa Barbara Real Estate area of Goleta Real Estate South for the first 3 months of ’15 there have been 23 sales with median sales price of $760,000 compared to ’14 when there were 12 sales with a median sales price of $780,000. The average sales price also fell from $813,887 last year to about $808,830 this year. The numbers of escrows rose from 14 last year to 25 this year with the median list price of those escrows rising from $739,000 last year to $778,000 this year.

For the Santa Barbara Real Estate area of Hope Ranch Real Estate for the first 3 months of ’15 there have been 9 sales compared to 6 last year and the median sales price has gone down from about $5.1 million in ’14 to about $2.86 million in ’15. The average sales price also went down from the $4.822 million mark to $4.335 million this year. The numbers of escrows is up from 9 to 11 but the median list price on those escrows is down from $3.85 million to about $2.89 million.

For Santa Barbara Real Estate area of West of State St for the first 3 months of ’14 there were 49 sales and in ’15 there were 48 sales. The median sales price has fallen from $950,000 last year to $845,000 this year. The average sales price went up however from $1,115,846 last year to $1,200,329 this year. The numbers of escrows went up this year from 47 in ’14 to 65 in ’15 and the median list price on those escrows went up from $895,000 to $1,055,000 this year.

Santa Barbara Real Estate for the first 3 Months of ’15 for East of State St

For the Santa Barbara Real Estate area of East of State St for the first 3 months of ‘15 there have been 62 sales this year compared to 53 last year. But the median sales price has gone up from $1,225,000 in ’14 to $1.25 million this year. The average sales price is also up with last year posting a $1,361,468 mark and this year showing up at $1,539,076. The numbers of escrows this year is 72 compared to last year when it was 56 and the median list price on those escrows went up from $1,295,000 last year to $1.349 million this year.

For the Santa Barbara Real Estate area of Montecito Real Estate for the first 3 months of ’15 there were 42 sales compared to 36 in ’14 and the median sales price last year was $2.112 million while this year it’s been $2.86 million. The average sales price has gone up from $2.737 million last year to $4.368 million this year.

For the Santa Barbara Real Estate area of Carpinteria Real Estate/Summerland Real Estate for the first 3 months of ’15 there have been 22 sales compared to 11 in ’14 and the median sales price has gone from $845,000 last year to $895,000 this year. The average sales price also rose from $2,171,520 in ’14 to $3,288,409 this year.
