West of State St from 1/1/14 to 10/20/14 compared to ’13 for the Santa Barbara area

The Condo market for the West of State St area Santa Barbara Real Estate the total numbers of listings through 10/20/14 is 174 up from 144 last year for a 20% rise. The numbers of escrows are up from 91 to 99 for an 8% rise and the sales are up from 90 to 93 for a 3% rise. The average sales price is up from $606,634 to $795,039 for a 31% rise.

East of State St from 1/1/14 to 10/20/14 compared to ’13 for the Santa Barbara area

For Condos in the Santa Barbara Real Estate area of East of State the total numbers of properties for sale this year through 10/20/14 is 188 up from 150 last year for a 25% rise. The numbers of escrows are up from 80 to 83 for a 3% rise and the numbers of sales are down from 84 to 82 for a 2% drop. The average sales price on those sales last year was $658,515 while the sales this year had an average sales price of $809,923 for a +22% rise.

Montecito from Jan. 1 through October 20 comparing ’14 to ’13 for the Santa Barbara area

In the Montecito Real Estate area of Santa Barbara for the Condo Market the total numbers of properties available through 10/20/14 is 32 compared to 50 last year for a 36% decline and the escrows are down with 26 last year compared to 15 this year for a 42% fall. There were 26 sales last year compared to 12 this year for a 53% drop and the average sales price has gone up from $1,273,692 to $1,603,083 for a 25% rise.

Carpinteria/Summerland from 1/1/14 to 10/20/14 compared to ’13 for the same period for the Santa Barbara area

The Condo market for the Carpinteria/Summerland area of Santa Barbara the inventory through 10/20/14 there have been 70 listings this year compared to 85 last year for a 17% drop and escrows are down with 70 in ’13 and 37 in ’14 for a 47% fall. Sales are down from 74 to 34 for a 54% decline while the average sales price is up from $464,711 to $548,934 for a 18% rise.

Goleta North from 1/1/2014 to 10/16/14 Price Range Statistics for Santa Barbara Real Estate

For Goleta Real Estate North area for the Home Estate/PUD market through 10/16/14 there are currently 45 properties available for purchase with an average list price of about $1.366 million. The highest price property is listed at $4.995 million while the least expensive home can be had for $159,000 giving us a median list price for the area of $949,000.

The highest price property is listed at $2,295,000 while the least expensive home can be had for $629,000 giving us a median list price for the area of $799,000. There are 4 homes in escrow in the area with an average list price of $608,250.

Hope Ranch from 1/1/2014 to 10/16/14 Price Range Statistics for Santa Barbara Real Estate

For Hope Ranch Real Estate for Home Estate/PUDs through 10/16/14 there are 22 properties available in the area with an average list price of about $6.996 million. The most expensive listing is on the market for $19.85 million while at the other end of the scale is one listed at $1.875 million giving us a median list price for the area of about $4.15 million.

The highest priced listing is on the market for $2.995 million while the least expensive property is listed for $609,000 giving us a median list price of about $879,000. There are currently 23 homes in escrow in the area with an average list price of about $2,275,000.

For Santa Barbara Real Estate in the Montecito area through 10/16/14 there are currently 102 Home Estate/PUDs for sale with an average list price of about $6.52 million. The most expensive listing is on the market for $35 million while at the other end of the scale you can get a home in Montecito for just $899,500 giving us a median list price for the area of $4.485 million. With all those listings we have 11 homes in escrow right now with an average list price of $5.377 million.
