Goleta South Real Estate for Santa Barbara Real Estate for the 1st, 9 Months of ’14

For the Goleta Real Estate South area of Santa Barbara Real Estate the Home Estate/PUD market there have been 63 sales this year with a median sales price of $758,800 and an average sales price of $908,845. Last year there were 108 sales with a median sales price of $711,350 and an average sales price of about $867,135. So far this year there have been 62 opened escrows with a median list price of $757,000 and last year there were 98 opened escrows with a median list price of $701,600.

West of State St for Santa Barbara Real Estate for the 1st 9 Months of ’14

On the West Side of Santa Barbara Real Estate for the Home Estate/PUD market there have been 171 sales this year compared to 210 sales last year. The median sales price has risen from $872,500 last year to $950,000 this year and the average sales price has gone up from $970,303 to $1,143,072. There have been 167 opened escrows this year with a median list price of about $950,000 and last year there were 219 opened escrows with a median list price of $895,000.

East of State St for Santa Barbara Real Estate for the 1st 9 Months of ’14

Through the first 9 months of ’14 for the Home Estate/PUD market on the East Side of Santa Barbara Real Estate there have been 210 sales this year compared to 222 last year but the median sales price has gone up from $970,000 to $1,225,500 this year. The average sales price went up from $1,136,711 last year to $1.4 million this year. There have been 210 opened escrows this year with a median list price of $1,249,500 and last year there were 228 opened escrows with a median list price of $999,000.

Montecito Real Estate for the 1st, 9 Months of ’14 for Santa Barbara Real Estate

For the Home Estate/PUD market in Montecito Real Estate the numbers of sales went from 173 last year to 161 this year and the median sales price rose from $2.438 million last year to $2.7 million this year. The average sales price also went up from $3.064 million last year to $3.54 million this year. The numbers of escrows is down from 172 in ’13 to 160 in ’14 and the median list price on those escrows rose from $2.497 million last year to $2.822 million this year.

Goleta North 1-1-14 to 9-16-14 compared to last year for Days on the Market

For Home Estate PUDs in the Goleta Real Estate North area of Santa Barbara Real Estate for the period of 1-1-14 to 9-16-14 there have been 122 sales compared to 168 last year. The median sales price went up from $769,500 last year to $851,000 this year and the average sales price is up from $962,889 to $1,016,373. Those 122 sales took on average 29 days to get an accepted offer and when you add in another 35 days of escrow time you get an average total marketing time of 64 days.

Days on the Market 1-1-14 to 9-16-14 compared to last year for Goleta South

For Home Estate PUDs in the Goleta Real Estate South area of Santa Barbara Real Estate from 1-1-14 to 9-16-14 there have been 59 sales this year compared to 100 last year and the median sales price has gone up from $706,350 last year to $765,000 this year but the average sales price has gone down from $856,857 last year to $912,852 this year.

Hope Ranch Days on the Market 1-1-14 to 9-16-14 compared to the previous year

For Hope Ranch Real Estate Home Estate/PUDs from 1-1-14 to 9-16-14 there have been 25 sales compared to 22 last year. The median sales price has gone up from $1.914 million to $3.128 million this year and the average sales price gone up from $2,473,386 to $3,162,280. Those 25 sales took on average 147 days to get an accepted offer and when you add in another 41 days of escrow time you get an average total marketing time of 188 days.

West of State Street segment of Santa Barbara Real Estate Days on the Market from 1-1-14 to 9-16-14 compared to the previous year

For West of State St in Santa Barbara Real Estate for Home Estate/PUDs for the period of 1-1-14 to 9-16-14 there have been 163 sales compared to 191 last year. The median sales price has gone up from $868,000 last year to $950,000 this year and the average sales price has gone up from $960,390 last year to $1,146,422 this year. Those 163 sales took on average 31 days to get an accepted offer and when you add in another 33 days of escrow time you get an average total marketing time of 64 days.
