From 1-1-14 to 9-16-14 in Santa Barbara Real Estate East of State St for the Home Estate/PUD market there have been 196 sales compared to 213 last year. The median sales price has come up from $970,000 last year to $1,218,500 this year while the average sales price went up from $1,147,478 last year to $1,401,875. Those 196 sales took on average 48 days to get an accepted offer and when you add in another 35 days of average escrow time you get a total marketing time of 83 days.

Montecito Days on the market for 1-1-14 to 9-16-14 compared to the previous year

From 1-1-14 to 9-16-14 in Montecito Real Estate for the Home Estate/PUD market there have been 148 sales compared to 163 last year. The median sales price has come up from $2.45 million last year to $2.772 million this year while the average sales price went up from $3.116 million last year to $3.599 million. Those 148 sales took on average 79 days to get an accepted offer and when you add in another 36 days of average escrow time you get a total marketing time of 115 days.

Carpinteria/Summerland Days on the market for 1-1-14 to 9-16-14 compared to the previous year

From 1-1-14 to 9-16-14 forCarpinteria Real Estate and Summerland Real Estate for the Home Estate/PUD market there have been 49 sales compared to 74 last year. The median sales price has come risen from $849,500 last year to $1,000,000 this year while the average sales price went up from $1,332,685 last year to $2,456,768.

Santa Barbara Real Estate for Goleta North and the Gap between Median Sales and Median List Prices for 1-1-2014 to 9-12-14

For Santa Barbara Real Goleta Real Estate North area for the Home Estate/PUD through 7/18/14 there have been 121 sales compared to 165 last year for a 26.7% fall. The median sales price rose from $770,000 to $851,000 for a 10.5% rise.

The difference between the median list price of $995,000 and the median sold price of $851,000 gives us a -14.5% gap whereas last year the median list price was $1,195,000 and when compared to the median sold price of $770,000 it gave us a -35.6% gap.

Santa Barbara Real Estate for Goleta South and the Gap between Median Sales and Median List Prices for 1-1-2014 to 9-12-14

For Santa Barbara Real Goleta Real Estate South area for the Home Estate/PUD through 7/18/14 there have been 57 sales compared to 99 last year for a 42.4% drop but the median sales price went up from $705,500 last year to $765,000 for a 8.4% rise.

The median list price this year for $737,250 when compared to the median sold price of $765,000 gives us a +3.8% positive gap. Last year there was a $796,000 median list price and when compared to the median sold price of $705,500 gave us a -11.4% gap.

Hope Ranch Gap between Median Sales and Median List Prices for 1-1-2014 to 9-12-14 for Santa Barbara Real Estate

For Santa Barbara Real Estate area of Hope Ranch Real Estate area for the Home Estate/PUD market through 7/18/14 there have been 24 sales compared to 22 last year for a 9.1% rise and the median sales price went up from $1,914,375 to $2,970,250 for a 55.2% rise.

The median list price of $4,072,500 this year and the median sold price of $2,970,250 gives us a gap of -27.1% gap and last year the median list price of $3,995,000 and the median sold price of $1,914,375 gave us -52.1% gap.

West of State St Gap between Median Sales and Median List Prices for 1-1-2014 to 9-12-14 for Santa Barbara Real Estate

For Santa Barbara Real Estate area of West of State St area for the Home Estate/PUD market through 7/18/14 there have been 160 sales compared to 188 last year for a 14.9% drop and the median sales price went up from $869,000 to $950,000 for a 9.3% rise.

The median list price of $929,000 this year and the median sold price of $950,000 gives us a +2.3% positive gap and last year the median list price of $1,095,000 and the median sold price of $869,000 gave us a -20.6% gap.

East of State St area of Santa Barbara Real Estate Real Estate for 1-1-2014 to 9-12-14 and the Gap between Median Sales and Median List Prices

For Santa Barbara Real Estate area East of State St area for the Home Estate/PUD market through 7/18/14 there have been 193 sales compared to last year when there were 210 sales for an 8.1% drop. The median sales price has gone up however from $995,000 last year to $1,212,000 this year for a 24.9% rise.

Montecito Gap Report for 1-1-2014 to 9-12-14 for Santa Barbara Real Estate

For Santa Barbara Real Estate’s Montecito Real Estate area for the Home Estate/PUD market the sales figures through 7/18/14 there have been 147 sales compared to 162 last year for a 14.1% decline. The median sales price last year was $2.45 million and this year it’s is $2.795 million for an 14.1% .

For Santa Barbara Real Carpinteria Real Estate/Summerland Real Estate area for the Home Estate/PUD through 7/18/14 there have been 48 sales compared to 72 last year for a 33.3% drop and the median sales price has gone up from $849,500 to $987,500 for a 16.2% rise.
