West of State St for the first 5 Months of ‘15 for Santa Barbara Real Estate

For the West of State St area of Santa Barbara Real Estate for the first 5 months of ’15 for Home Estate/PUDs there have been 99 sales compared to 91 in ’14 and the median sales price has gone down from $950,000 last year to $921,375 this year. The average sales price has gone up however from $1,083,100 last year to $1,165,119 this year. The numbers of escrows are also up from 87 in ’14 to 113 in ’15 and the median list price on those escrows is up from $899,000 last year to $1,055,000 this year. Right now there are 32 Home Estate/PUDs available for purchase on the West Side of Santa Barbara with a median list price of about $1,372,000 and an average list price of about $1.518 million.

For the West of State are of Santa Barbara Real Estate for the first five months of ’15 for the condo market there have been 43 sales compared to 43 last year but the median sales price has fallen from $620,000 in ’14 to $605,000 in ’15. The average sales price has risen however from $727,343 last year to $736,279 this year with the numbers of escrow up from 48 in ’14 to 51 in ’15. The median sales price on those escrows has also gone up this year from $594,500 in ’14 to $627,000 in ’15. Right now there are 26 condos available for purchase on the West Side of Santa Barbara with a median list price of $1,072,500 and an average list price of $1,191,307.
