Montecito Gap Report for 1/1/15 to 6/26/15 for Santa Barbara Real Estate

For Santa Barbara Real Estate’s Montecito Real Estate area for the Home Estate/PUD market the sales figures through 6/26/15 there have been 90 sales compared to 90 last year for a +0.0% change and the median sales price last year was $2.565 million and this year it’s is $3.15 million for a 22.8% rise.

The difference between this year’s median list price of $4.75 million and the median sold price of $3.15 million gives us a -33.7% gap and last year the median list price of $4.285 million and the $2.565 sales price gives us a -40.1% gap.

For the condo market in Montecito Real Estate through 6/26/15 there have been 17 sales compared to 8 last year for a 112.5% rise. The median sales price this year of $1,275,000 compared to last year when it was $1,357,500 giving us a 6.1% decline.

The difference between this year’s median list price of $1.625 million and the median sold price of $1,275,000 gives us a -21.5% gap and last year the median list price of $1.682 million and the $1,357,500 sales price gives us a -19.3% gap.
