Santa Barbara Real Estate for the 1st 8 Months of ’14 East of State St

For the Santa Barbara Real Estate area of East of State St for the first eight months of ’14 compared to ’13 there have been 183 Home Estate/PUD purchases this year and 204 last year but the median sales price rose from $970,000 last year to $1,225,000 this year. The average sales price went up from $1.127 million to $1.411 million the sales price to original list price ratio went from 96% to 95%. The numbers of escrows also fell from 202 with a median list price of $999,000 to 187 with a median list price of $1,295,000. The numbers of new listings went down from 297 with a median list price of $1,195,000 to 268 with a median list price of $1,299,500. Right now there are 81 Home Estate/PUDs available for purchase on the East Side of Santa Barbara with a median list price of $1.395 million and an average list price of $2.155 million.

For the Santa Barbara Real Estate area of East of State St for the first eight months of ’14 compared to ’13 for the condo market there were 57 sales this year with a median sales price of $625,000 and last year there were 64 with a median sales price of $568,500. The average sales price also went up from $649,433 to $770,882 and the sales price to original list price ratio went from 97% to 95%. This year the escrows are 60 with a median list price of $637,000 and last year there were 63 escrows with a median list price of $585,000. There have been 101 new listings this year down from 95 last year but the median list price has risen from $629,900 last year to $669,000 this year. Right now there are 36 condos available for purchase on the East Side of Santa Barbara with a median list price of $757,000 and an average list price of $1,080,566.
