Santa Barbara Real Estate for the 1st 8 Months of ’14 West of State St

For the Santa Barbara Real Estate area West of State St for the first eight months of ’14 compared to ’13 for the Home Estate/PUD market there have been 149 sales this year compared to 184 last year and the median sales price has risen from $867,250 to $950,000. The average sales price is also up from $961,272 last year to $1,149,074 this year. The sales price to original list price ratio has fallen from 97% last year to 96% this year. The numbers of escrows is down from 193 with an $885,000 median list price to 152 this year with a $912,000 median list price. The numbers of new listings is down from 243 last year with an $899,900 median list price to 217 with a $920,000 median list price. Right now there are 45 Home Estate/PUDs available for purchase on the West Side of Santa Barbara with a median list price of $1,045,000 and an average list price of $1.114 million.

For the Santa Barbara Real Estate area West of State St for the first eight months of ’14 there have been 75 sales with a $630,000 median sales price compared to 74 sales last year with a $538,500 median sales price. The average sales price has risen from $600,501 to $765,195 and the sales price to original list price ratio has fallen from 98.39% to 97.3%. The numbers of escrows is up from 78 to 82 with the median list price on those escrows going up from $553,500 to $627,000. The numbers of new listings is up from 98 with a median list price of $622,500 to 112 with a median list price of $654,000. Right now there are 42 condos available for purchase with a median list price of $720,000 and an average list price of $906,178.
