The highest priced listing is available for a whopping $15,000,000 the least expensive listing is JUST $550,000. For those 46 Home Estate/PUDs currently active we see a Median List Price of $899,000.
Goleta South is the one area of town that has seen more sales this year compared to last. Right now there are 13 properties in escrow with an Average List Price of $766,576. The most expensive home currently in escrow for Goleta South is listed at $1,150,000 and the least expensive Home Estate is listed at $604,900. Even with a top price of $1,150,000 the Median List Price for the 13 properties currently in escrow is below $700,000 at $699,900.

The highest priced sale stands at $2,525,000 and the least expensive property went out at $615,000. Thus far in the year we have a Median Sales price for the area of $785,000.
Goleta South the Price Range Statistics for Condominiums for this area of Santa Barbara Real Estate shows that there are currently 46 condos on the market with an Average List Price of $546,493. The highest priced condo for the area is listed at $949,000 and the lowest priced condo is on the market for JUST $279,000. Those 46 currently active condos the Median List Price is $569,000.
The condo market unlike the Home Estate market for Goleta South is behind the ’07 numbers. Right now we have 8 properties in escrow with an Average List Price of $583,016. The highest priced condo in escrow is listed for $725,000 and the lowest priced property is listed at $460,000 giving us a Median List Price for the 8 condos a $549,500 number.
So far through the first week of May ’08 we’ve seen 22 properties close escrow with an average sales price of $565,159. Those 22 properties are topped off by a $925,000 closing and bottomed off by a $265,000 closing. Currently the Median Sales price for all off the sales in ’08 stands at $615,000.
