’08 through 5/13 for Montecito Days on the Market plus ’07 to ’08 cumulative numbers

Through the middle of March ’08 for Montecito Real Estate we’ve seen 62 sales of Home Estate/PUDs compared to 78 in ’07. But the Median Sales Price has taken a big jump from the already high number of $3,611,091 last year to the current $4,766,850. Everything else is rather close together. The Sales Price to Original List Price ratio this year is 90.81% compared to the ’07 number of 92.07%. And the Days on the Market numbers for this year have been 115 compared to last year’s 109.

For Condominiums in Montecito Real Estate there have been 5 sales this year compared to the 15 of last year. But with the dramatically fewer sales the Median Sales Price has jumped off the chart. In ’08 the Median Sales Price has been $1,750,000 compared to the ’07 number of $1,200,000. But, just like with Home Estate/PUDs the rest of the numbers are rather close together. The Sales Price to Original List Price ratio for ’08 has been 86.01% and in ’07 it was 85.32%. And the Days on the Market this year have been 118 compared to last year when they were 115.
