Santa Barbara Real Estate Days on the Market for East of State Street’08 through 5/13 plus ’08 to ’07 numbers compared

For the East of State St Home Estate/PUDs for Santa Barbara Real Estate there has been 52 sales through May 13of ’08 compared to 85 for ’07. This is a huge difference from year to year, but interestingly enough the rest of the numbers are rather close together. The Median Sales price of this year is actually up to $1,185,000 from last year’s number of $1,125,000 and the Days on the Market are close taking 93 Days in ’08 to get an accepted offer compared to the ’07 number of 95. Even the Sales Price to Original List Price number for ’08 of 87.75% is within spitting distance of the ’07 number of 91.91%.

For Condominiums in the East of State St area of Santa Barbara Real Estate there have been 17 sales through May 13 ’08 compared to 39 for the same period in ’07. This means that fewer than half the numbers of sales have occurred this year despite a substantial drop in the Median Sales Price to $699,000 from the ’07 number of $776,000. The other numbers are closer with the Sales Price to Original List Price ratio in ’08 showing up at 88.92% compared to the number for ’07 of 90.88%. The only really good number for ’08 is the Days on the Market which have fallen to 114 from the ’07 number of 129.
