April 23 ’08 to May 23 ’08 for Carpinteria/Summerland Real Estate for Santa Barbara Real Estate

For the Santa Barbara Real Estate an area of Carpinteria Real Estate/ Summerland Real Estate for Home Estates and PUDs for the period of 4/23 to 5/23there is a perception that the numbers of earlier in the year which were way down when compared to last year are starting to turn around so I thought I’d see if reality matched perception. Well the good news is that there are more sales for the period in ’08 compared to ’07. Granted we’re only talking about 5 sales versus 4 but the number is indeed up. The Median Sales Price for ’08 is down however showing up at $1,250,000 compared to $1,532,500 for ’07. With such small numbers I don’t put my store in variance. The Days on the Market for both years is almost exactly the same as are the numbers of pending listings. Interestingly enough the numbers of New Listings is down from 18 in ’07 to 13 in ’08. So overall, the numbers are definitely starting to look up for the Carpinteria/Summerland Home Estate market and perhaps we have reached the bottom of the barrel and are starting to move up.


For the condo market of Carpinteria Real Estate/Summerland Real Estate for Santa Barbara Real Estate the number of sales for the past 30 days has been 4 compared to5 for the same period in ’07. So even this number is below last year’s number this is a whole lot better than what has been going on in the previous months of ’08. The Median Sales Price is also down but again with so few numbers this can be deceiving. But the overall trend for Condo prices in Carpinteria/Summerland is down. The Days on the Market has fallen considerably in ’08. Last year for this period it took an average of 170 Days to get an accepted offer and this year it’s only taken 127. Again, not a great number but definitely headed in the right direction. The big disparity is in the numbers of pending listings for ’07 we had 11 and in ’08 we see only 2. I’m afraid the condo market is still in the doldrums for Carpinteria/Summerland even though the sales for the period we’re looking at are very close together.
