Santa Barbara Real Estate for Goleta North and the Gap between Median Sales and Median List Prices for 1/1/2012 to 11/9/2012

For Santa Barbara Real Goleta Real Estate North area for the Home Estate/PUD through November 9 there have been 199 sales compared to 138 last year for a 44.2% rise. The median sales price fell from $654,500 to $615,000 for a 6.3% decline.

The gap between the median list price of $999,000 and the median sold price of $615,000 gives us a -38.4% gap whereas last year the median list price was $949,250 and when compared to the median sold price of $654,500 it gave us a 31.1% gap.

For the condo market in Goleta Real Estate North through November 9 there have been 54 sales compared to 30 last year for a 80.0% rise and the median sales price has gone down from $362,500 to $358,500 for a 1.1% drop.

The gap between the median list price of $345,000 and the median sold price of $358,500 gives us a +3.9% gap whereas last year the median list price was about $369,900 and when compared to the median sold price of $362,500 it gave us a positive gap or -2.0%.
