Montecito Real Estate for the 1st, 11 Months of 12 for Santa Barbara Real Estate

For the Home Estate/PUD market in Montecito Real Estate there have been 208 sales through November 12 compared to 139 last year. The median sales price is down falling from $2,150,000 to $1,850,000. The average sales price is up from $2,653,320 to $3,109,975. The numbers of escrows are also up from 144 last year to 225 this year but the median list price on those escrows is down from $2.322 million last year to $2 million this year. There have been 368 new listings this year with a median list price of $2.885 million this year compared to 348 new listings last year with a median list price of $2.5 million. Right now there are 148 Home Estate/PUDs with a median list price of $3.95 million and an average list price of $5,983,698.

Looking at the condo market for Montecito Real Estate there were 25 sales this year with a median sales price of $1,100,000 and an average sales price of $1,232,248. Last year there were 18 sales with a median sales price of $905,750 and an average sales price of $1,018,472. There have been 27 opened escrows this year compared to 18 last year and the median list price on those escrows this year is $1,195,000 compared to last year when that median list price was $1,096,500. Last year there were 39 new listings with a median list price of about $875,000 compared to this year when there were 46 new listings with a median list price of $1.195 million. Right now there are 17 condos available for purchase in Montecito with a median list price of $1,200,000 and an average list price of $1,870,941.
