Santa Barbara Real Estate for Goleta North and the Gap between Median Sales and Median List Prices for 1/1/2012 to 12/24/2012

For Santa Barbara Real Goleta Real Estate North area for the Home Estate/PUD through December 24 there have been 221 sales compared to 163 last year for a 35.6% rise. The median sales price fell from $663,000 to $624,000 for a 6.3% decline.

The gap between the median list price of $997,000 and the median sold price of $624,000 gives us a -37.4% gap whereas last year the median list price was $992,375 and when compared to the median sold price of $663,000 it gave us a 33.2% gap.

For the condo market in Goleta Real Estate North through December 24 there have been 61 sales compared to 36 last year for a 69.4% rise and the median sales price has gone down from $385,658 to $350,000 for a 4.8% drop.

The gap between the median list price of $299,000 and the median sold price of $350,000 gives us a +17.1% gap whereas last year the median list price was about $355,950 and when compared to the median sold price of $367,500 it gave us a positive gap or 3.2%.
