Montecito Real Estate for all of ’12 compared to all of ’11 for Santa Barbara Real Estate

For the Home Estate/PUD market in Montecito Real Estate in ’12 sales were about 50% above the ’11 mark. The median sales price for ’12 was about $1.9 million below where it was for the equivalent period in’11 when it was $2.1 million. The opened escrows are farther ahead with 238 in ’12 compared to 154 in ‘11 for a 54% increase but the median list price for those homes in escrow is down from $2.2 million in ‘11 to just over $2 million in ‘12. Right now there are 127 Home Estate/PUDs available for purchase in Montecito with a median list price of $3.995 million and average list price of $6.296 million.

Looking at the condo market for Montecito Real Estate there have been 28 sales in ’12 compared to 20 ‘11. The median sales price rose from about $905,750 in ‘11 to $1,100,000 in ’12. In ’12 there were 30 opened escrows with a median list price of $1,195,000 compared to ‘11 when there were 19 escrows opened with a median list price of $998,000. Right now there are just 15 condos available for purchase in Montecito with a median list price of $1,200,000 and average list price of $1,778,800.
