Through December 12 for the Home Estate/PUD market on the East Side of Santa Barbara Real Estate we finished the year with 309 sales compared to 11 when there were 235. The median sales price fell from $870,000 in 11 to $860,000 in 12. The 307 escrows opened during 12 is way up from where it was at the end of 11 when there were 257. But, the median list price on those escrows is exactly where it was last year at $895,000. Right now there are 43 Home Estate/PUDs available for purchase on the East Side of Santa Barbara with a median list price of about $1.599 million and an average list price of $2.1 million.
For the condo market on the East Side of Santa Barbara Real Estate in 12 saw sales are up from the 11 numbers from 72 to 203. But, while the numbers of sales was up the median sales price declined from $462,500 in 11 to $430,973 for 12. The pending listings are way up from last year when there were 74 in11 rising to 216 in 12. But the median list price on those escrows dropped from $495,000 in 11 to $447,000 in 12. Right now there are 10 condos available for purchase on the East Side of Santa Barbara with a median list price of $742,500 and average list price of $748,400.
