On the West Side of Santa Barbara Real Estate for the Home Estate/PUD market sales are up by 73 for ‘12 finishing the year at 266 sold units rising from 193 and with the numbers of sales up the median sales price is also up by about 3.4% finishing the year at $706,250 rising from $682,750. The pending sales are up by 40.4% rising from 193 to 271 and the median list price for those opened escrows is up by 2.2% to $715,000 rising from $699,900. Right now there are just 34 Home Estate/PUDs available for purchase on the West Side of Santa Barbara with a median list price of $1,149,500 and average list price of $1,171,486.
For the condo market on the West Side of Santa Barbara Real Estate sales are up by29 finishing the year with 94 closed units rising from 75 and the median sales price has declined from $429,000 in ’11 to $415,000 for ‘12. Escrows are up by 20 from the previous year finishing ‘12 with 95 up from 75 and the median list price on those opened escrows is down from $429,000 to $415,000. We ended the year with just 22 condos available for purchase on the West Side of Santa Barbara with a median list price of $912,450 and an average list price of $1,078,840.
