The median sales price has gone up however from $810,000 last year to $911,000 this year for a 12.5% rise.
The gap between the median list price of about $1.47 million and the median sold price of $911,000 gives us a -38.0% gap whereas last year the median list price was also $1,195,000 and when compared to the median sold price of $810,000 we get a
-32.2% gap.
On the condo side of the ledger for the East Side of Santa Barbara Real Estate through February 11 there have been 7 sales compared to 2 last year for 250.0% rise and the median sales price has gone up from $493,000 last year to $498,500 this year for a 1.1% rise.
The difference between the median list price of $536,450 and the median sold price of $498,500 gives us a -7.1% gap. Whereas last year the median list price of $610,000 and the median sold price of $493,000 gave us a -19.2% gap.
