The median sales price is down from $2.001 million to $1.914 million with the average sales price down from $2.891 million to $2.473 million. The sales price to original list price ratio has gone from 76% to 90%. But the numbers of escrows is down this year from 21 with a $2.3 million median list to 20 with a $2.027 million median list. The numbers of new listings is very close together with 38 in ’12 with a median list price of $2.547 million compared to 35 this year with a median list price of $3.5 million. Right now there are 25 Home Estate/PUDs available for purchase with a median list price of $4.5 million and an average list price of $7.912 million.
