For the Home Estate/PUD market in Montecito Real Estate there have been 193 sales through November 13 compared to 212 last year. The median sales price is up rising from $1,850,000 to $2,438,000. The average sales price is down from $3,113,272 to $3,095,382. The numbers of escrows are down from 220 last year to 199 this year but the median list price on those escrows is up from $2.095 million last year to $2.499 million this year. There have been 317 new listings this year with a median list price of $2.998 million this year compared to 366 new listings last year with a median list price of $2.095 million.
