Santa Barbara Real Estate for Goleta North and the Gap between Median Sales and Median List Prices for 1/1/2011 to 11/11/2011

For Santa Barbara Real Goleta Real Estate North area for the Home Estate/PUD through November 11 there have been 139 sales compared to 145 last year for a 4.1% drop. The median sales price fell from $705,000 to $650,000 for a 7.8% decline.

The gap between the median list price of $964,500 and the median sold price of $650,000 gives us a -32.6% gap whereas last year the median list price was $899,000 and when compared to the median sold price of $705,000 it gave us a 21.6% gap.

For the condo market in Goleta Real Estate North through November 11 there have been 29 sales compared to 37 last year for a 21.6% drop and the median sales price has gone down from $400,000 to $360,000 for a 10.0% drop.

The gap between the median list price of $389,900 and the median sold price of $360,000 gives us a 7.5% gap whereas last year the median list price was about $428,475 and when compared to the median sold price of $400,000 it gave us a gap or 6.6%.
