Santa Barbara Real Estate for Carpinteria/Summerland and the Gap between Median Sales and Median List Prices for 1/1/2014 to 9/12/14

For Santa Barbara Real Carpinteria Real Estate/Summerland Real Estate area for the Home Estate/PUD through 7/18/14 there have been 48 sales compared to 72 last year for a 33.3% drop and the median sales price has gone up from $849,500 to $987,500 for a 16.2% rise.

The gap between the median list price of about $1,674,500 and the median sales price of $987,500 is -41.0% whereas last year the median list price of $1,999,000 and the median sales price of $849,500 gave us a -57.5% gap.

For the condo market in Carpinteria Real Estate/Summerland Real Estate through 9/12/14 there have been 29 sales compared to 67 last year for a 56.7% drop while the median sales price went up from $445,000 last year to $505,000 this year for a +13.5% rise.

The gap between the median list price this year of $545,000 and the median sales price of $505,000 gives us a gap of -7.3% difference where as last year the median list price was $624,000 and the median sales price was $445,000 for a -28.7% gap.
