Montecito Gap Report for 1-1-2014 to 9-12-14 for Santa Barbara Real Estate

For Santa Barbara Real Estateís Montecito Real Estate area for the Home Estate/PUD market the sales figures through 7/18/14 there have been 147 sales compared to 162 last year for a 14.1% decline. The median sales price last year was $2.45 million and this year itís is $2.795 million for an 14.1% .

The difference between this yearís median list price of $4.65 million and the median sold price of $2.795 million gives us a -39.9% gap and last year the median list price of $4.195 million and the $2.45 million sales price gives us a -41.6% gap.

For the condo market in Montecito Real Estate through 9/12/14 there have been 10 sales compared to 21 last year for a 52.4% decline. The median sales price this year of $985,000 compared to last year when it was $1,318,750 gives us a 33.9% rise.

The gap report has a median list price this year of $1,569,000 and the $1,318,750 median sales price gives us a -15.9% gap and last year there was an $1,795,000 median list price compared to an $985,000 median sales price gave us a gap of -45.1%.
