For Santa Barbara Real Estate area East of State St area for the Home Estate/PUD market through 7/18/14 there have been 193 sales compared to last year when there were 210 sales for an 8.1% drop. The median sales price has gone up however from $995,000 last year to $1,212,000 this year for a 24.9% rise.
The gap between the median list price of $1.495 million and the median sold price of $1,212,000 gives us a -18.9% gap whereas last year the median list price was also $1,412,450 and when compared to the median sold price of $970,000 we get a
-31.1% gap.
On the condo side of the ledger for the East Side of Santa Barbara Real Estate through 9/12/14 there have been 59 sales compared to 70 last year for -15.7% decline but the median sales price has gone up from $560,500 last year to $640,000 this year for a 14.2% rise.
The difference between the median list price of $839,000 and the median sold price of $640,000 gives us a -23.7% gap. Whereas last year the median list price of $832,000 and the median sold price of $560,500 gave us a -32.6% gap.
