Also for that period 29 properties went into escrow, 8 were withdrawn from the market, 7 listings cancelled, 20 expired and 11 came back on the market. Currently there are 58 homes for sale in the area with a median list price of $969,000 and an average list price of $2,384,636.

Santa Barbara Real Estate for January through May ’07 including Carpinteria, Summerland, Montecito, Hope Ranch and Goleta.

For the first five months of the year 2007 for Santa Barbara Real Estate, Montecito Real Estate, Hope Ranch Real Estate, and Carpinteria Real Estate/Summerland Real Estate as well as Goleta Real Estate the numbers are essentially very good but there are some down trending statistics. For example, the number of Home Estate/PUD sales is trending down right now. For May there were 75 properties that closed escrow compared to 88 for April and 100 for March. For all of 2007 we’re at a total of 397 Homes that have closed escrow compared to 360 in 2006, 437 for 2005 and 509 for 2004.

What is going up is the Median Sales Price which for May was at $1,320,000. For the entire year the Median Sales Price has been $1,230,000 compared to $1,200,000 for the same period last year. This is an increase of 2.5%.

What is also going up is the number of New Listings that have come on the market. For May there were 187 new properties on the market with a Median List Price of $1,295,000. The number of Pending listings is also up with 91 for May, but unfortunately the number of properties that have fallen out of escrow is also up. For the month we had 41 Listings come “Back on the Market.” This number represents not only Homes that have fallen out of escrow but also Homes that have come back after being withdrawn and after the listings have expired.

Looking at the 75 properties that closed escrow the average price for all of those homes was $2,234,410 for the month of May. The highest priced property that sold was $18,000,000 for a home high up in Montecito and the lowest priced property was $625,000 and was in the Lower East Side of Town.

As far as the 91 homes that went into escrow in May the average price for the properties was $1,849,048. The highest priced listing that went into escrow was $7,500,000 on the Riviera and the lowest priced listing that went pending was listed for $625,000 and was right about in the middle of town on the East Side.

Looking at the various districts around town the sales are predominantly up including the areas of Montecito, East of State, West of State St, Hope Ranch and Goleta North. But the numbers of sales are down for Carpinteria and Goleta South.

As far as the Average Sales price is concerned it’s a lot more mixed. Carpinteria/Summerland, Hope Ranch and Goleta North are up dramatically. West of State St and Goleta South are almost exactly where they were last year at this time and Montecito and East of State are actually below their average price of last year.

For the condo market after seeing flat sales for all of 2006 and the first 2 months of 2007 the numbers are starting to pick up. For May we had 40 Condo sales compared to 36 for April and 33 for March. For all of 2007 we’re at a total of 168 Condos that have closed escrow compared to 130 in 2006, 189 for 2005 and 184 for 2004.

The Median Sales Price is also up slightly for May at $665,000. For the entire year the Median Sales Price has been $640,000 compared to $684,500 for the same period last year. This is a decrease of -6.6%.

The number of New Listings is behind where it was last year. For May there were 64 new properties that came on the market with a Median List Price of $669,000. But the number of Pending listings is also up with 42 for May. Unfortunately the number of properties that have fallen out of escrow is also up. For the month we had 18 Listings come “Back on the Market.” Just like with Home Estates the number represents not only Condos that have fallen out of escrow but also Condos that have come back after being withdrawn and after the listings have expired.

Looking at the 40 that closed escrow the average list price for all of those condos was $831,351 for the month of May. The highest priced property that sold was $5,000,000 for a condo down close to the Biltmore and the lowest priced condo was $193,200 and was out by the County Hospital.

As far as the 42 homes that went into escrow in May the average price for the properties was $902,893. The highest priced listing what went into escrow was $3,700,000 again down by the Biltmore and the lowest priced listing that went pending was listed for $425,000 for a condo out in Carpinteria.

Looking at the various districts around town the sales are predominantly up including the areas of Montecito, East of State, West of State St and Goleta North. But the numbers of sales are down for Carpinteria/Summerland and exactly where they were last year for Goleta South.

As far as the Average Sales price is concerned the only area that is up is East of State St. Carpinteria/Summerland, West of State St, Goleta North and Goleta South are down with Montecito almost exactly where it was last year at this time.

In summary, for Home Estate/PUDs the numbers are starting to slow down, but they’re still ahead of the 2006 level. But, the Median Sales Price is starting to rise from .4% ahead of last year’s pace last month to 2.5% ahead of last year’s pace this month.

The Condo market numbers are starting surge at this point, but the Median Sales price is down about -6.6% from last year. In April this number was about -5% as compared to last year so it looks like Condo prices are continuing to decline.

The average Days on the Market for those properties is 40. Currently there are 81 Single Family Residents for sale in the area with a median asking price of $999,998 and an average asking price of $1,477,059. The average Days on the Market for those properties is 74.

For the Santa Barbara Real Estate areas of Goleta Real Estate North for Condominiums there were 6 that closed escrow in the last 30 days with a Median Sales Price of $530,000 and an Average Sales Price of $557,866. The average Days on the Market for those properties was 82. 8 properties came on the market with a Median Asking Price of $583,000 and an Average Asking Price of $594,112. 1 went into escrow with a Median Asking Price of $487,000 and an Average Asking Price of $569,466. The average Days on the Market for that property is 231. Currently there are 26 Condominiums for sale in the area with a median asking price of $575,000 and an average asking price of $592,901. The average Days on the Market for those properties is 92.
