Out 25th Wedding Anniversary

It’s a foggy Sunday in Santa Barbara and we’re off to celebrate our 25th wedding anniversary at the Four Seasons Biltmore. Yes, we got married 25 years ago on September 17th 1978 right here in the house where we’re living now. It was a great day and undoubtedly the best thing I’ve ever done in my life.

So many wonderful things have happened to us in those 25 years that I wish all of our friends could be here to celebrate with us. We’ll be out there on the Marina Patio at 10AM so come on by.

The median sales price last year was $2.637 million and this year it’s is $2.382 million for an 18.6% drop.

The difference between this year’s median list price of $4.395 million and the median sold price of $2.382 million gives us a -45.8% gap and last year the median list price of $4.147 million and the $2637 million sales price gives us a -36.4% gap.

For the condo market in Montecito Real Estate through 6/6/14 there have been 7 sales compared to 11 last year for a 36.4% decline. The median sales price this year of $995,000 compared to last year when it was $1,150,000 gives us a 15.6% drop.

This is an analysis of the Santa Barbara Real Estate market including Carpinteria/Summerland, Montecito, Hope Ranch, downtown Santa Barbara and Goleta through the month of May 2014. For the Home Estate/PUD market sales remained strong for the month coming in with about 110 closings up from the 100 we saw in April. The Median Sales Price rose to about $1,125,000 from the $1,110,500 we saw at the end of April while the days on the market for sold properties stayed stable at around 47 from the 49 we saw the previous month. The opened escrows went down a little however from 115 in April to roughly 100 in May while the median list price on those escrows went up to about $1.2 million from $1,175,000 in April. There were about 140 new listings that came on the market in May with a median list price of approximately $1.5 million and an average list price of about $2.649 million with the overall inventory rising from about 300 units for sale in April to around 320 in May.

Year over year sales are down about 23% with the median sales price up to roughly $1,100,000 for a 23% rise. The average sales price is also up going from just over $1.446 million in 2013 to approximately $1.67 million in 2014 but the numbers of escrows are down about 21% to roughly 455 with the median list price on those escrows up over 20% to about $1.149 million

Looking at the Districts, Carpinteria/Summerland sales are down from 43 to 28 but the median sales price is up from $832,500 to $860,000. The numbers of escrows are also down from 45 to 34 with the median list price on those escrows rising from $849,000 last year to $1,000,000 this year.

For Montecito, sales are down going from 103 to 76 with the median sales price falling from $2,585,000 to $2.465 million. Escrows are also down going from 119 to 92 and the median list price on those escrows is down from $2.9 million to $2.822 million.

East of State St sales are down going from 133 in ’13 to 125 in ‘14 but the median sales price is up from $933,500 to $1,245,000. The escrows are also down going from 150 to 123 with the median list price on those escrows rising from $999,500 last year to $1,239,000 this year.

West of State St sales are down from 112 to 93 but the median sales price is up from $800,000 to $950,000. The numbers of escrows are down with 126 in ’13 compared to 93 in ‘14 but the median list price on those escrows is up from $854,900 last year to $897,000 this year.

Hope Ranch sales are down from 17 to 11 but the median sales price is up from about $2 million to $3.7 million. The numbers of escrows are even however with 15 last year compared to 15 this year and the median list price on those escrows is up from $2.195 million in ’13 to $3.2 million in ‘14.

Goleta South sales are down with 51 last year and 32 this year but the median sales price is up from $685,000 to $744,000. The numbers of escrows are also down from 47 to 36 with the median list price on those escrows rising from $698,500 to $766,500.

Goleta North sales are down with 92 in ’13 and 63 in ’14 with the median sales price rising from $753,595 to $844,500. The numbers of escrows are also down from 98 to 80 with the median list price on those escrows going up from $775,000 to $839,000.

For the Condo segment of the market sales also remained strong with about 43 in May up slightly from 42 in April. The median sales price went down however from about $602,000 to roughly $560,000 and the numbers of escrows went down from 51 to approximately 37 with the median list price on those escrows rising from $529,000 to about $537,000

There were about 58 new condo listings that came on the market for the month with a median list price of about $548,500 and an average list price of approximately $752,000. And, just like with the Home Estate/PUD market the overall inventory rose slightly from just below 105 to just about 115.

Looking at the Districts, Carpinteria/Summerland sales are down from 37 to 18 with the median sales price rising from $427,000 to $516,250. The numbers of escrows are also down from 38 last year to 18 this year but the median list price on those escrows is up from $446,500 to $488,750.

Montecito condo sales are down with 12 in ’13 and 7 in ‘14 with the median sales price up from $995,000 to $1,150,000. The numbers of escrows fell with 13 in ’13 and 7 in ‘14 while the median list price on those escrows is up from $939,000 in ’13 to $1,199,000 in ‘14.

East of State St sales are up from 39 to 40 with the median sales price rising from $510,000 to $675,000. The numbers of escrows are also up going from 39 to 46 with the median list price on those escrows rising from $549,950 last year to $639,000 this year.

West of State St sales are up from 43 to 44 with the median sales price rising from $515,875 to $620,000. The escrows also went up from 48 to 52 with the median list price on those escrows rising from $529,000 to $594,500.

Goleta South sales are flat from 26 to 26 with the median sales price up from $445,000 to $485,000. The numbers of escrows are up with 32 in ’13 and 33 in ‘14 with the median list price on those escrows up from $440,000 last year to $511,500 this year.

Goleta North sales are up from 29 to 31 with the median sales price up from $386,500 to $430,000. The escrows are also up from 23 to 32 with the median list price on those escrows going up from $419,000 to $439,000.

Through the end of May sales are down for both single family homes and condos with homes falling about 23% and condos dropping roughly 12%. But, the median prices for both segments is up with homes rising about 21% to approximately $1.1 million and condos going up about 20% to roughly $550,000.

During the month about 26% of homes sold for over the asking price and for condos that numbers was about 29%. The percentage of the sales price over the asking price for homes was approximately 5.4% while for condos it was only about 2.2%. The percentage of sales this year versus sales last year should start to get closer together because from May until December last year sales dropped off while they appear to be remaining stable this year. But, the median sales price for homes does appear to be continuing to rise while condos prices are moderating.

The median sales price is down from $2.585 million to $2.3 million with the average sales price rising from about $3.292 million to $3.361 million. The numbers of escrows are also down from 108 in ’13 with a median list price of about $2.497 million to 88 escrows with a median list price of about $2.822 million. Right now there are 124 listings available for purchase in Montecito with a median list price of $4.34 million and an average list price of $6.817 million.

For the Santa Barbara Real Estate area of Montecito Real Estate for the first five months for the condo market we have had 7 sales this year compared to 10 last year. The median sales price this year is $1,150,000 with the average sales price just over $1.7 million. Last year the 10 sales had a median sales price of $995,000 and an average sales price of $1,245,000. The numbers of escrows is down from 11 last year with a median list price of about $939,000 to 7 this year with a median list price of $1,199,000. Right now there are just 8 condos for sale in Montecito with a median list price of $1,509,500 and an average list price of $1.868 million.

For the Santa Barbara Real Estate area of Carpinteria Real Estate/Summerland Real Estate for Home Estate/PUDS for the first 5 months there have been 26 sales this year compared to 44 last year and the median sales price has risen from $832,500 in ’13 to $905,000 in ‘14. The average sales price has also risen from about $1,442,774 in ’13 to $2,010,739 in ‘14. The escrows have fallen going from 45 last year to 29 this year and the median list price on those escrows went up from $849,000 to about $1,000,000 this year.
