For the Santa Barbara Real Estate areas of Carpinteria Real Estate and Summerland Real Estate for Single Family Homes there were 2 that closed escrow in the last 30 days with a Median Sales Price of $1,400,000 and an Average Sales Price of $1,400,000. 11 properties came on the market with a Median Asking Price of $1,499,000 and an Average Asking Price of $4,821,525. 7 properties went into escrow with a Median Asking Price of $1,250,000 and an Average Asking Price of $1,337,000. Currently there are 36 Single Family Residents for sale in the area with a median asking price of $1,499,000 and an average asking price of $4,267,866.
For the Santa Barbara Real Estate areas of Carpinteria Real Estate and Summerland Real Estate for Condominiums there were 3 that closed escrow in the last 30 days with a Median Sales Price of $550,000 and an Average Sales Price of $566,666. 6 properties came on the market with a Median Asking Price of $625,000 and an Average Asking Price of $713,500. 3 went into escrow with a Median Asking Price of $630,000 and an Average Asking Price of $638,166. Currently there are 37 Condominiums for sale in the area with a median asking price of $655,000 and an average asking price of $661,102.
In the Montecito Real Estate area of Santa Barbara Real Estate for the Condo Market the number of total listings for ‘05 versus what was on the market last year at this time is up by 16 for a total of 56 properties currently listed and the New Listings that came on this year are up by 17 for a 51% increase. The number of sales however is down by 9 for a -21% decrease. Even though sales are off pretty dramatically for the area the Average Sales Price continues to rise. Last year at this time it was $1,307,309 and this year it’s up to $1,541,385 for an increase of 17%.
In the Single Family Home market for the Santa Barbara Real Estate area of Montecito there are 55 fewer properties on the market right now as opposed to last year for a total of 431, and there are fewer new listings this year with 362 for last year vs. 308 for this year. The sales are down only slightly with 202 this year vs. 204 last year for a -0% decrease. But the Average Sales Price is up slightly from $2,992,266 last year to $3,194,132 this year for a 6% increase.
In the Planned Unit Development Market of the Santa Barbara Real Estate area of Montecito there are 5 fewer properties on the market right now as opposed to last year for a total of 3, and there are fewer new listing this year with 7 for last year vs. 2 for this year. The sales are down slightly with 3 this year vs. 4 last year for a -25% decrease. But the Average Sales Price is up from $1,921,250 last year to $2,333,333 this year for a 21% increase.

One Tuesday the Count Board of Supervisors unanimously approved Ty Warner’s plan to renovate the Coral Casino beach club in Montecito
Judge Thomas Anderle allowed the club’s Member Committee to voice its support of the plan so it looks like the renovation of the Coral Casino is a done deal.
It think we finally made it over the last hurdle.
One of the only downsides with living in Santa Barbara is our incredibly hard water. Taking a shower makes you feel like you're showering with sand paper. Your clothes don't get as clean and your dishes always have a film on them.
We finally bit the bullet and went to the "go-to" guy in Santa Barbara, Augies Water systems. We called him on Monday and by Thursday we were soft and cuddely again.

The other day I heard the words all husbands want to hear from their wives. Honey, we need a new TV Set. So with much shopping and looking at the benefits of Plasma, LCD and Projection we decided to go with a 50" Samsung DLP. This is a new technology and looks great. It came in just over $4,000 which is more than half of what a 50" plasma would be and to my untrained eye looked just as good. Well It’s done. Our upstairs bathroom remodel has come to an end. I’d like to thank all the people that worked on it for us. Fred from Flores and Sons who ran the job. Well we're almost done with the upstairs bathroom remodel. This week Freddy and the boys came in and installed the big old slipper tub, the toilet and the sink. All that's left now is to get the mirror installed, put back the heating grate and put on the towell bars and cabinet handles.

I had a request from someone the other day to see all of the stuff we've done to our house and I realized that I had it on our website, but kind of scattered around. So the first thing I did was put links to all of our projects on our Recommended page which has so many great crafts people that we've used.

The tile guys finished grouting Thursday and they did a great job. Also the hole in the granite for the sink got cut so that will probably go in next week. Today we have the painter coming to paint the bathroom, and then next week we're on to getting the toilet, tub and sink in followed by the electrician to put in the light bar over the sink.
After that it's just a matter of getting the cabinets stained and put up the towell bars and toilet paper holder. Here's our friend Vartan who did the tile work and here are the pictures of the completed tile work.
Back on the bathroom re-model front the tile guys came bounding through the door this week. We're putting in a tumbled marble with 12" squares for the floor and 4" squares for the walls. The crew is all Russian so it's prety cool to listen to them talk to each other.

Back on the bathroom remodel scene the drywall is done. After a couple of days of bone jarring hammering the drywall is complete. Both the green wall and the white wall are up. They've taped the cracks and we're on to the next step which will be installing the vanity and cabinet.

When we started doing our remodel we made an amazing discovery. The wall that we were going to knock out was full of a bees. The drywall guy stuck a screwdriver in the wall and out poured honey.
After looking around for quite a while we found a man in Los Angeles who not only removed all the bees but was able to do it without killing them. The link to him on my website is one of the most popular on my whole site so here is....

Back to our Bathroom Remodel!!! The demolition or "demo" is done. We're down to the studs on the wall and not much else. After one full day and two part days the loud banging has ceased and we're ready to start putting it back together. The plumber and electrician show up today to start figuring out what's next. Here are the pictures of where we are today.
After about a year of delays we're under way to remodel the bathroom. I took some pictures of the before so I can track the progress. For the past two days our friend Fred Flores has sent his helper in to demolish the old bathroom. The noise has been deafening, but we're getting down to the studs now. Probably another half day on Monday and we'll be ready to start putting it together. Here are the before pictures.
One of the rare treats of the world is a good shave and a haircut. I found a place in Santa Barbara that does just that. It's called Members Only Barbershop, but they'll still cut your hair even if you're not a member. There are only two chairs and the whole place looks to be no more than about 8 X 15 but that's plenty. Members shaving mugs line the walls and there's even a decanter of some fine scotch and a cigar awaiting you if you so desire. Check 'em out at 27 1/2 E.
